A quieter kind of luxury is headed to Dubai. Minor Hotels has signed Ampersand Beach House, a 111-key boutique hotel that will join its Colbert Collection and open in late 2029 on Dubai Islands — the first purpose-built property for the brand, and its first footprint in that corner of the city.

The concept is deliberately low-key for a city known for maximalist hotels. The owners describe it as "barefoot luxury" — a design-forward, small-format hotel built around peace, personal service and a sense of being on an island holiday, rather than the bold, statement-making opulence Dubai is famous for. Whether that pitch lands with travellers raised on Dubai's flashy standards is an open question, but the backers clearly think there's a gap in the market.

The property will mix guestrooms and suites with signature pool terrace suites, plus destination restaurants, a rooftop leisure space, wellness facilities and social areas aimed at both international visitors and Dubai locals. Being genuinely small — 111 keys is tiny by Dubai resort norms — is part of the appeal.

A serious design team is attached. Nouma is leading the project, Mimar is handling architecture and engineering, and Moscow-born, design-award-winning Sundukovy Sisters Studio is doing the interiors. Minor's regional COO Amir Golbarg framed Dubai Islands as one of the city's defining leisure destinations in the making.

Why does this matter to travellers? Dubai Islands is the emirate's newest big leisure development — a cluster of reclaimed islands north of Deira meant to take some pressure off the over-saturated Marina and Palm strips. If the area delivers on beachfront calm with easy access to the city, hotels like this will be early proof of concept. Opening is years away, so file this one under "watch this space" — but if boutique, understated beachside stays in Dubai appeal to you, the map is quietly expanding.

The Colbert Collection itself is a young brand for Minor, the group behind Anantara, Avani and NH Hotels, and it's moving fast — a London debut for the collection was announced recently, with Dubai Islands now the second major signing.
